A bespoke metallic designer epoxy system installed in the entrance lobby of a premier Class A office tower, delivering a one-of-a-kind, high-gloss artistic floor that elevates the building's tenant experience and market positioning.

The Need

The property manager needed a dramatic lobby upgrade prior to a major tenant re-leasing campaign. The existing VCT tile was dated and projected a Grade B image, incompatible with the building's repositioning strategy.

Service Performed

VCT removal and disposal, full concrete surface preparation, moisture-mitigating epoxy primer, custom dual-tone metallic epoxy base, and water-clear UV-stable polyaspartic topcoat.

Timeline

4-day weekend installation with lobby returned to full tenant access Monday morning with zero interruption to building operations.

The Challenge

The lobby sees over 1,200 people per day, meaning the floor needed to be both visually stunning and exceptionally durable. The design called for a flowing silver-and-pearl metallic pattern that complemented the building's modernized glass-and-steel lobby redesign. Installation had to be completed inside a single weekend window before a Monday board of directors site visit.

Methodology

Our Epoxy Installation Process

01 / PREP

VCT Removal & Prep

VCT tiles and adhesive are fully removed, and the substrate is shot-blasted to achieve a CSP 3–4 profile with all voids and cracks repaired with semi-rigid polyurea.

02 / PRIME

Moisture-Tolerant Primer

Two-component moisture-mitigating epoxy primer is applied, filling micro-porosity in the slab and creating a stable bond plane for the decorative system above.

03 / DESIGN

Metallic Epoxy Pour

Dual-tone metallic epoxy pigments are blended and poured in a flowing pattern, manipulated with heat guns and rollers to create the bespoke swirling design unique to this installation.

04 / TOPCOAT

UV Polyaspartic Finish

Water-clear UV-stable polyaspartic topcoat is applied in two coats, protecting the metallic layer from scratching, yellowing, and high-heel scuffing while enabling same-weekend cure.
