Luxury Condo Tower Foyer

Precision honing and crystallization polishing of the Calacatta marble lobby in a 40-story oceanfront residential tower, restoring white-gold brilliance to a surface that had gone grey and lackluster under years of resident traffic and improper maintenance.

The Need

The HOA required an emergency restoration of the lobby Calacatta marble after a management company used an incompatible floor machine and cleaning solution that left the entire surface uniformly hazed.

Service Performed

Full surface honing from 200 to 1500 grit to remove the induced haze, followed by high-gloss crystallization polish and a premium fluorocarbon sealer to prevent recurrence.

Timeline

2-day emergency execution scheduled immediately to address HOA board concern before a scheduled building inspection and unit appraisal period.

The Challenge

Calacatta marble, prized for its dramatic white-and-gold veining, is also among the most sensitive natural stones; its high calcite content makes it extremely vulnerable to chemical etching. A prior cleaning crew had used an alkaline cleaner at far too high a concentration, inducing a uniform crystallographic haze across the entire 2,600 sq. ft. lobby floor that eliminated its signature reflectivity and visual depth.

Methodology

Our Marble Polishing Process

01 / DIAGNOSE

Damage Assessment

Gloss meter readings and scratch depth mapping across the lobby to determine the minimum grit required to fully remove the chemical haze.

02 / HONE

Haze Removal

Resin-bonded diamond pads from 200 to 800 grit are worked across the full surface, removing the haze layer while preserving maximum original stone.

03 / CRYSTALLIZE

High-Gloss Polish

Crystallization compounds are worked into the honed surface using a weighted rotary machine to produce a deep, mirror-reflective Calacatta finish.

04 / PROTECT

Premium Sealing

A two-component fluorocarbon impregnating sealer is applied, along with written maintenance guidelines for the building's cleaning staff to prevent recurrence.
