The Challenge
The property sits 400 feet from the Pacific Ocean, an environment of intense salt aerosol, moisture cycling, and marine biological growth. The limestone had undergone significant color shift toward charcoal-grey, and efflorescence had formed around the base of all six major columns from ground moisture wicking. The estate's landscape required full containment of all cleaning agents to protect native plantings and a koi pond in the central courtyard.

Environmental Containment
Landscape fabric barriers and pond covers protect all plantings and water features before any cleaning solution is applied to the stone surfaces.
Biological Treatment
D/2 Biological Solution is applied with a low-pressure sprayer and allowed to dwell, killing biological soiling at its root and beginning the breakdown of salt crust.
Soft-Wash Rinse
Soft-wash rinsing at stone-safe pressure removes all loosened biological material and salt deposits, restoring the natural warm color of the Indiana limestone.
Coastal-Grade Sealing
A marine-grade silane-siloxane sealer rated for coastal environments is applied, repelling salt aerosol and moisture for a 15-year maintenance-free protection period.
